Commonly referred to as a Phase 1 Environmental Site Assessment (ESA), this assessment is a thorough evaluation of a property, an in-depth review of government and historical records and an on-site investigation. A Phase 1 Site Assessment is necessary if the potential for environmental hazards exist; for example, the site is an old industrial property, or a Transaction Screen Assessment indicates the potential for environmental problems on the site. |
ASTM E 1528-14 Transaction Screen Assessments
Transaction Screen Assessments (TSA’s) include completion of a questionnaire assessment. The process includes observing on-site conditions and conducting a limited search of government and historical documents. A transaction screen may be appropriate if the potential for negative environmental conditions is low; for example, if the site has been a residential home for many decades. |
